Thank you so much for your interest in our company.  I assure you there are no other loans as suitable as ours for real estate investors.  Investors are drawn to our business for several reasons:

We offer two products, one for investors who wish to “flip” and another for investors who wish to retain properties as rentals.  
Because the note is only for six months, the investor will need to sell the property within that time-frame or they will need to have an 80% refinance completed, which will secure the conventional financing and will be handled by our company or an appointed associate as a convenience to the investor.

If the investor wants to sell (flip) the property, a typical conventional loan will be completed.   If he/she chooses to retain the property, a refinance will be done to ensure a very low payment.  

NOTE:  AN INVESTOR CANNOT LIST THE PROPERTY “FOR SALE” ON MLS UNTIL THE REFINANCE IS COMPLETED!  CONVENTIONAL LENDERS WILL NOT APPROVE A REFINANCE IF THE PROPERTY HAS BEEN LISTED! 

100% financing is a thing of the past.  We have all watched the news and seen the market take a severe hit with foreclosures at an all-time high.  As a result, we are seeing the purchase market decline while the rental market is increasing. 

Our loan is a six month interest-only balloon note.  To ensure that the investor has an exit strategy, he/she qualifies for long-term financing at the end of our 90 day period.  In order to do this, the investor will need to provide the following information to us:

·      Quick application with basic information – you may fill out an application using the template below.

·      Copies of his/her tax returns for the last two years

·      Copies of his/her pay stubs for the last 30 day period

·      Copies of all pages of all asset statements (banking accts, IRAs, mutual funds, stocks, bonds, etc.)

·      If self-employed, copy of your business license or DBA

·      If W-2, information on your employment history for the last 2 years

·      Verbal permission to review his/her credit report

Once this is completed, the investor will be given a loan approval letter so he/she can work closely with locating properties and getting them under contract.  When an executed contract is received in our office, the investor will be contacted, a full application will be taken, and we will start the process and work towards closing.  The investor will have the a choice of giving us a $325 security check for the appraisal or paying for the appraisal at the door. 

Ganter Development is dedicated to the success of our investors and protecting the integrity of our market.  As a result, we will only allow ONE loan per investor at a time.  Investment loans are of the highest risk, and it is our duty to avoid as many pitfalls as possible.
